Is there a limit on owner bookings?

At Welsh Escapes, we don’t put a limit on the amount of time you can stay in your own retreat. We understand that your holiday home is an important investment and we tailor our services to suit your needs. We are totally independent, which means we can be flexible. We are always available to talk to, and we will work with you to find the best solution for your holiday home. How do we book our own stay?

As a property owner, you have the option to book your private use of your property through your Owner section, which integrates with our main booking system. This makes it easy to keep track of your bookings, and you can be sure that your private use will not interfere with any guest bookings.

Do Welsh Escapes handle guest issues during their stay?

At Welsh Escapes, we understand that providing excellent customer service is essential to ensuring a memorable and enjoyable stay for our guests. That’s why we offer full management services to take care of everything from the initial enquiry all the way through to after departure. If you opt for full management, our team will be on hand to provide assistance and support throughout the booking process and during the guests’ stay, so that any problems can be quickly resolved. We also manage the out-of-hours emergency phone line, so that guests can get in touch with us at any time if they need to. By providing this level of service, we aim to ensure that every guest has a truly enjoyable and stress-free holiday.

Do Welsh Escapes take a Damage Deposit?

We currently have a housekeeper, do we have to take up managed services with Welsh Escapes?

We understand that Owners may have already built trusting relationships with their housekeeping services, and we welcome this. If desired, we can work closely with other professional housekeeping and management companies to ensure that all of the properties on our portfolio are up to our high standards. We will notify them directly of bookings and guest requirements, and we ask that they provide the same luxury “Welsh Escapes” welcome for our guests. This way, you can be assured that your property will meet our high standards and that your guests will have a truly memorable experience.

Can you recommend a list of things that will benefit our guests stay?

Of course. Prior to your first booking, our team will go through a comprehensive checklist of essential items to ensure that everything is in order. This includes things like making sure there are functioning smoke and carbon monoxide detectors, checking the condition of the furniture, and ensuring that all appliances are in good working condition. We want you to have a stress-free experience, so we’ll take care of all the little details. In addition, our Property Standards Assessor will visit your property once a year to make sure that everything is still in good condition and to address any health and safety concerns. This service is provided at no additional cost to you. We want you to be able to relax and enjoy your time away from home without having to worry about maintaining your rental property.

Must we accept dogs at our property?

North Wales is a popular destination for dog-owners and their furry companions. A good portion of the holiday bookings coming from guests who wish to bring their dogs along. If your property is suitable for accommodating dogs, we recommend that you consider doing so in order to boost your income. We have extensive experience in managing properties that welcome dogs, and have found that as long as clear house rules are outlined to guests, there tend not to be many problems. Of course, if you would rather not welcome dogs into your property, we can simply market your home as being ‘pet free’ to guests who may have allergies or other preferences. Overall, North Wales is a great place for dogs so consider making your property pet-friendly!

How long is the contract with Welsh Escapes?

We only ask you to honour the contracted bookings you have with us. If you do decide that you want to move on from working with Welsh Escapes you will be free to do so after the final booking. That’s how confident and dedicated we are to providing you the best possible service.

How much does the photography cost? What are the joining fees?

At Welsh Escapes, we understand that first impressions are important. That’s why we’re pleased to offer a free professional photoshoot for every new property that joins our portfolio. We want your property to look its best, and our team of experienced photographers will make sure that it does. In addition, we don’t believe in charging our clients hidden fees. So, when you list your property with us, there are no joining fees – you only pay commission on bookings that you receive. We’re confident that you’ll be happy with the service that we provide, and we look forward to welcoming you aboard.

What if my property encounters plumbing or electrical issues during guests stay?

As a homeowner, it is important to take out cover for your heating system and electrics. This will give you peace of mind in knowing that if something goes wrong, you are covered. Blue Flame and British Gas offer property owners a range of packages that cover both heating and electrics. These packages offer great savings on potentially expensive maintenance issues. In addition, they also offer cover for boiler breakdowns and repairs. So, if something goes wrong with your heating system, you can rest assured knowing that you are covered.

Can Welsh Escapes guarantee the bookings?

We have a wealth of experience and knowledge that allows us to provide realistic rental projections for our clients, however, we cannot guarantee bookings. Our rental projections are based on historical data and current market trends. They are not guarantees. We also regularly review property booking performance, and will tailor our marketing approach accordingly. We encourage our clients to contact us if they have any questions or concerns about their rental projection. We are always happy to help and provide additional information and guidance.

What can we do to stand out and increase bookings?

When it comes to earning potential, not all properties are created equal. Certain features can make a big difference in how much income a property can generate. For instance, properties with hot tubs, pools, cinema rooms, and log burners tend to be more popular with guests and can command higher prices.
